Nearly three in four Canggu homes for sale are leasehold

Asking prices across Bali's six main buying areas put Sanur at the top and the Bukit at the bottom, with leasehold dominant where expats buy.

Key findings

  • In Canggu, 391 of the 533 homes for sale that state their tenure are leasehold (73%); in Seminyak & Kerobokan it is 186 of 270 (69%).
  • Sanur has the highest median asking price of the six areas, $372,271 across 80 homes, ahead of Seminyak & Kerobokan ($353,531) and Canggu ($329,630).
  • The Bukit, home to Uluwatu, is the least expensive: a median of $250,898, with 62% of its priced homes asking $300,000 or less.
  • The Bukit and Ubud are the only areas where freehold is as common as leasehold: 201 freehold to 183 leasehold in the Bukit, 100 to 99 in Ubud.
  • Across the six areas, 947 of the 1,523 homes that state their tenure are leasehold (62%); 950 of the 2,473 homes for sale do not say.

We ranked Bali’s six main buying areas by the median asking price of a home for sale, using 2,473 listings on our portal on 28 September 2026.
Foreigners cannot hold freehold title in Indonesia, so how much of an area is offered as leasehold decides what most overseas buyers can actually buy there.
In Canggu and Seminyak, leasehold is the norm; in Ubud and the Bukit, freehold is as common or more.

Methodology

Homes for sale listed on the portal on 28 September 2026, in each area that has its own page: sales only, land and commercial property excluded, published and deduplicated listings.
Asking prices are converted to US dollars; prices under $10,000 and implausible prices are excluded. The figure is the median, not the mean.
A leasehold price buys a lease of typically 25 to 30 years, a freehold price buys the land, and each median mixes both; read the median beside the leasehold share.
Tenure shares count only listings that state leasehold or freehold; the rest are unstated, not freehold.
Denpasar, Tabanan & west coast and Central Bali are left out: in each, one listing source supplies more than half the sales, so its figures would describe that source rather than the area.
These are asking prices, not sale prices.
