Ubud is a real town with a long-standing arts and craft economy, wrapped in rice terraces and steep river gorges. Wellness has layered on top of that over the last twenty years — yoga, retreats, a food scene built around it — without displacing what was already there.

The buyer

Long-stay rather than short-stay. Villas here are usually bought by people who intend to spend months, not weekends: they want a garden, a view down a valley, and a town they can walk into. Families and older buyers are better represented here than on the surf coast.

What you give up

The sea, first of all — a beach trip is a half-day commitment, and the airport run is long. The wet season is more noticeable inland: cloud sits in the valleys, humidity stays up, and unpaved access lanes turn difficult. Tourist density is concentrated around the centre, so a short move out changes the experience considerably. Building on a gorge edge brings its own constraints, and the setback rules around rivers and temples are worth understanding before falling for a plot.
