Who it suits
Buyers who want to arrive and use the place immediately: no waiting for the neighbourhood to finish, no guessing what will be built opposite. It draws people who have visited Bali repeatedly, and buyers with a preference for walking to dinner over driving to it.
The honest caveats
Density is the price of being established. Tourist footfall is high year-round, parking is genuinely difficult, and a villa a street back from the main road is a different proposition from one on it. Very little land is left, so most of what changes hands is an existing building, and buying an older villa means inspecting an older roof and older pool plant. Buyers wanting newer stock generally look north toward Canggu.
