Houses for sale in Tabanan & west coast

The regency runs west from the edge of the built-up south into rice country and up toward the volcanoes. Its beaches are black sand, often with surf and rarely with anybody on them. Most of what is for sale is houses and land rather than finished villa compounds, because there is not yet a villa market here in the sense there is further east.

Who buys

Buyers with patience, and buyers with a long view. Some want somewhere genuinely rural to live; others are buying land in a direction the island has been expanding for thirty years and expect to wait. Both should be clear which they are, because the two need very different properties.

What you should know

There is no expat infrastructure to speak of. International schools, reliable medical care and the airport are all back in the south, and the drive is long. Roads inland are narrow and the wet season makes some of them worse. Resale is the real constraint: the pool of buyers looking this far west is small, so selling is slower than buying. A little east, the coast starts to fill in.
