A Bali compound is usually a handful to a few dozen villas behind one entrance, built together and run together. The shared parts are modest — a lane, a gatehouse, sometimes a gym — and the real service is upkeep: pool chemistry, garden, pest control, a caretaker who notices a failing pump. In a humid climate, on a property empty half the year, that is the difference between a house and a repair bill.
Who buys here
Almost always a foreign buyer who has already spent time on the island. Many are absent for long stretches and want the villa to survive without them. Land here is typically held on leasehold rather than freehold, which shapes how these estates are assembled and sold, and the terms differ from one to the next.
The trade-off
You inherit an operator. Service quality, the monthly charge and the state of the neighbouring villas are decided by people who are not you, and a weak manager drags every unit down. Estates also cluster in the busy southern strip, so a short drive to the island’s single international airport can still take an hour in traffic.
